City Intent to Purchase Property

Intent

City of Draper issued the following announcement on June 8.

The Draper City Council has approved a letter of intent to purchase approximately five acres of land adjacent to existing city property along Pioneer Road (east of City Hall) in the area of 12460 South 1100 East. The purchase price is $7 million. The City is interested in this purchase to preserve the continuity of City property in the city center/historic district. The property is owned by Boyer Company and Ivory Development, LLC. 

Following this preliminary agreement, the City has up to 60 days to process a rezone that is necessary for the proposed housing development to be realigned as illustrated on this concept plan map. 

Background:

The property owner planned to develop all 28 acres of the area outlined on the map, including the five acres adjacent to Pioneer Road as residential, including high density housing. The City took proactive steps to negotiate with the property owner to purchase the five acre piece so that we can control how that land is used. If purchased by the City, it would not be part of the residential development shown on the map. The City has no specific plans for developing the property at this time. 

If the agreement is finalized, it would lock the development in to larger lot sizes than what could potentially be required in the future due to its proximity to the TRAX station. Because of its proximity, the area falls within housing requirements the state legislature has implemented where it could be mandated for high density. This is a proactive measure by the City to lessen the density and control the land use. 

The item will next be brought to public meetings in July that will include public hearings, for those who would like to comment – Planning Commission (July 14) and City Council (July 19). We will share information about those meetings when agendas are set. 

A public hearing will be held as part of that zoning process. A date for that meeting has not been determined but will be announced.
